Can you quote a home before my buyer makes an offer?
Yes, and we encourage it. Insurance is part of the carrying cost, and on older homes or homes with prior claims it can be a meaningful number. Getting it early stops surprises in the last week before closing.
What about homes other carriers have declined?
That is the main reason to send them to us. Older roofs, prior claims, rural properties, vacant homes, manufactured housing and homes with knob-and-tube or older systems all have markets - just not in the standard channel. Do you work directly with the lender and title company?
Yes. We send the binder and evidence of insurance straight to the lender or title company and follow up until they confirm receipt, so it does not land back on your desk.
